- 1. What do I do FIRST after I installed ProfitGrabber?
- The first thing you do after you open the ProfitGrabber box is to locate the software CD and its serial number. The serial number in on the front of the clear CD case. The next, VERY IMPORTANT step is for you to TEMPORARILY DISABLE your firewall. This is needed in order for ProfitGrabber to complete the installation. Please refer to the question number 4 below right now.
- 2. Immediately upon installation, the website comes up offering the data subscription. What is that and do I need it?
- If you are serious to create wealth in the real estate investing business, you will need the data subscription and the Ultimate Data Source (UDS) access. The UDS is the special ProfitGrabber feature that allows you access to the largest database of property records in the United States. Subscribing to UDS will enable you to determine the Fair Market Value of any property in matter of seconds. The two features supported by UDS are the Comps search and the Property Profile search. The Comps search is used to determine the Fair Market Value of a property. A single search will return up to 50 comparable sales for the subject property, based on your search criteria. The Property Profile search will return up to 40 data elements for the property you are searching for. Some data elements are: owners names; previous sold price; previous sold date, square footage, lot size, type of the property, use code, zoning info, tax assessed value, tax district, mortgages at the time of transfer, etc.
The UDS subscription is optional, and it is not required to run ProfitGrabber. However, it is highly recommended since it will help you avoid mistakes, or lose opportunities by not having the accurate and immediate knowledge of the property value and its ownership.
- 3. Where does the Ultimate Data Source get its data?
- The data is sourced from a few largest property data providers in the country. The same data providers used by ProfitGrabber are used by title companies and major banks. The date is constantly updated and verified, so you can make informed decisions about any property you are considering investing in.
- 4. How do I cancel my data subscription (UDS)?
- If a need arises that you decide to cancel your subscription to Ultimate Data Source, you would just send us a written notice. The service will then terminate on the last day of the selected subscription plan cycle (3, 6 or 12 months cycle) in which the written notice of your cancellation is received. There will be no refunds on services already paid for.

- 12. Where do I plug my scanner into?
- The scanner has a USB port and will connect to any USB ports on your computer. These days many manufacturers are placing USB ports on the front of desktop systems.
- 13. Where can I buy an additional scanner?
- You can buy an additional scanner at many different places, by searching the Internet. The site we recommend is www.POSguys.com.
- 14. My Barcode scanner is not scanning?
- You should make sure that the scanner is as close to the barcode as possible. Continually press its button until you hear a beeping which signals that the barcode has been read. Barcodes are designed for laser printers, but we have found that if you set your inkjet printer driver to its highest resolution, you can often get usable barcodes to print. If your barcode is poorly printed or smeared, it will be impossible for it to be scanned.
- 15. My labels are not printing in order, what do I do?
- You can sort contacts before printing them by going to Tag Screen in the Mail/Fax Wizard. You can sort by clicking the column names (headers) above the information.
- 16. How do you get files from MLS?
- In order to import a file in ProfitGrabber, you need to get the file emailed to you by your friendly real estate agent as an attachment. If you have the MLS access, you would use its Export or Download function to export the result of your search. During the export process you will be asked to decide on a file type – your file choice should be .txt or .csv, since ProfitGrabber works well with these file types. You will also be asked to name and save the file. Make sure you remember where you saved it, since you will need to find it for import, when you use Import Wizard.
The ProfitGrabber system does not provide access to MLS listings directly, since that would be impossible to design. Your best way is to follow directions Marko described in the MLS marketing course called “Million Dollar MLS System” that you most likely received when you invested in ProfitGrabber. The course will teach you how to establish mutually beneficial relationships with a few local agents, and how to tweak your searches for the best result. If you do not own the “Million Dollar MLS System” you can purchase it by calling our sales department at 1-866-598-2030. The regular course price is $785, but many times we offer special promotions and discounts.
- 17. Does ProfitGrabber integrate with an answering service?
- Yes, the ProfitGrabber integrates with a few different answering services. Marko has envisioned the ProfitGrabber as a system for total automation. We continuously add and elevate the level of its automation. To get the list of different integrations available to you, go to “ProfitBoosters” menu within ProfitGrabber. When you select “Get A Live Answer”, you will learn about the answering service automation.
The answering service companies are not affiliated with our Turn-key Systems, Inc. You would follow the instructions provided there to set up an account with an answering service yourself. Once that is completed, you will follow the simple integration which requires you to enter your account number which you will receive when you set up your account with them. In less than 2 minutes, you can be fully integrated – the answering service operator will take the call and enter the seller’s answers into a form which will go directly into your ProfitGrabber.
When visiting the “ProfitBoosters” menu, look for a few other cutting-edge integrations to further automate your business and generate more profits.
- 18. How do you Import data into ProfitGrabber?
- The best way to learn the Import process is to view the ProfitGrabber webinar on importing. There is also a description in the manual on page 40.
Here is brief explanation of how to import follows: Import by obtaining a contact list in CSV or Delimited Text format and going through the ProfitGrabber Import Wizard. The Import Wizard has your assigned field names to the data to properly import the data into the ProfitGrabber database.
- 19. How do you change the Excel file to a CSV or TXT format?
- It is very simple. Just open the file with Microsoft Excel and save it as .txt or .csv file.
You will find the “Save As” command under File in the top menu. Once the “Save As” window opens, click on the drop down menu at the bottom of that window, under “Save as type”. Select file extension .txt or .csv (a comma delimited MSDOS) file type, and click Save. Remember where you saved it, since you will need to find it during the import process. For more details refer to Page 41 of the User Manual/Action Guide.
- 20. My list/file will not open in Excel?
- Sometimes files must be imported into Excel. In Excel click on Data at the top, select Import External Data, click on Import Data, and a browse window comes up. Locate your file that you would like to Import. Text Import Wizard (screen 1 of 3) will pop and it will ask if your file is Delimited or Fixed Width. If the characters such as commas or tabs separate each field please leave the button on this section. If the file has Fields that are aligned in columns with spaces between each field please select Fixed Width. As some files are not fixed width we are just showing the Delimited process. Click Next. On the screen 1 of 3, you don’t have to change any of the settings so click next. And finally, on the screen 3 of 3, click finish. That Box then will disappear and the Import Data window will pop up. Again you don’t have to change any of the settings here on this page either, so click OK.
- 21. What are the steps to create or edit a document template?
- The steps to edit a template are located on Page 98 in the Action Guide.
The text editor used to create new or edit existing Mail/Fax templates is accessed from the Tools menu, by clicking on “Edit Mail/Fax Template” command. Once you select that command, a blank document will open. You can start typing and creating your document. You will use the right-click to insert the merging fields.
In order to open an existing document, right-click anywhere on the blank page and select “Open Mail Merge Template” from the context menu. Navigate to Document Templates folder and select either the “Marketing Templates” folder to edit letters or fax documents; or select “Get Forms Ready Templates” to edit any of the contracts in the system.
Once you are in one of those main folders, you can select the documents you want to edit and open them by clicking on their name.
After you are done editing a document or a letter you will need to right click on the letter and select “Save Mail Merge Template”. It is important that you save the template in its proper location. For example, if you want the letter to appear in the Mail/Fax Wizard as one of the letters listed for easy selection, then you need to save it into the “Letter Templates” folder located in the “Marketing Templates” folder. Note, all the documents saved have .tx extension which is an extension internal to ProfitGrabber system.
- 22. How do I save a letter template?
- You should right click on the letter and select “Save Mail Merge Template”. You want to save templates where the pre-written letter templates are located (Document Templates- Marketing Templates- Letter Templates).

- 23. How do I make my letters merge-able? In other words, how do I insert data from my list into my letters?
- To merge your letters (or documents) with your list automatically, you need to use ‘merge fields’ that are created and linked with the database within ProfitGrabber.
You can create a powerful marketing letter if you personalize it by inserting a variety of merging fields into various places in your letter.
To insert a merging field, place your cursor in the proper location in your letter by left-clicking anywhere in the letter. Once your cursor is at the desired location, right-click there to bring up the context menu. From the context menu, select a desired merging field offered in a few groups located towards the bottom of that right-click pop-up menu.
Remember to save your template as described in a few previous questions.
- 24. I have a problem deleting a merging field from my letter?
- To properly delete a merging field, you need to highlight the WHOLE field. Sometimes it’s not as obvious where the merging field ends – you can easily determine that by moving your cursor through it using ‘arrow’ keys on your keyboard. You will notice that a merging field becomes grayed. The gray highlighting disappears as soon as you exit the merging field.
It is also very important to EXIT the merging field before you continue typing. To do that, use the right ‘arrow’ key on your keyboard – move the cursor until the gray highlighting disappear.
- 25. Can I manually input information into the contacts?
- Yes. In ProfitGrabber at any time you can manually type something into a contact. You can also create a new contact by using New Contact.
Remember to click on “Save” before exiting the contact.
- 26. How do you create a Group?
- Create a Group by selecting on the tree view in Select Group and hitting the New Group button and naming it.
- 27. How do I insert a picture in my letter?
- First open the letter you want to edit by following the steps described above. While you have the letter open, right click on the letter and select Insert Picture. The browse window will come up where you can navigate to your picture.
- 28. How do you run COMPS to determine the Fair Market Value of a property?
- In the Contact View section there is a tab that says Comps. After selecting a Contact click on tab Comps and the screen will change to the Comp screen. Type-in your address in the fields located in REQUEST PARAMETERS section.
It is IMPORTANT that you enter the Street # and the Street Name in its own fields, as well as pre-directionals (E, W, S, N) and post-directionals. For example, you will receive an error if you enter “E. Main St.” into the Street Name field – the proper way is to enter just word “Main”.
Once you typed in the address and the Zip (or County/State), click on the button Get Comps. It will give you a message telling you that you will incur a charge. That is normal and it is just a safe reminder message. Click YES and within a few seconds the multiple comparable sales will come back, based on the search criteria you have selected.
If your address is non-existing or mistyped, the message will come up telling you that the subject property is not found.
Sometimes, the search will find multiple properties – you need to select the one you want and the system will bring the Comps (or Property Profile) for it.
Remember, you are NOT charged unless the search was SUCCESSFUL. You are not charged when Multiple Properties were found.
You can Print the result, and remember to save it by clicking on the button at the top of the screen SAVE.
Your data subscription needs to be active, and you need to be connected to the Internet when using the Ultimate Data Source.
- 29. Am I charged if the Comps or Property Profile search doesn’t find a property?
- You are NOT charged unless the search was SUCCESSFUL. You are not charged when Multiple Properties were found.
- 30. How can I see how many Data Credits I have?
- Go to Property Data menu and select My Account, then Login with your User ID and Password you established when you signed up for the Ultimate Data Source. This will show you your credits.
- 31. Why is it when I run Comps, the result doesn’t have all the information?
- The information that is provided is source from the county records. If a county does not provide some of the data elements or don’t have it then it will not show up when you run the Comps or Property Profile search. We are using the largest and most reliable data providers in the country, so we simply display what they send.
- 32. How do you run the Update Manager?
- You can run the Update Manager by simply clicking on its icon. Your ProfitGrabber should be closed during the update process.
The ProfitGrabber Update Manager icon is located on your desktop – it looks almost the same as ProfitGrabber icon but it has two red arrows over it.
You can also start the Update Manager by going to Help menu within ProfitGrabber and selecting “Check for Updates” command. It will ask you to exit ProfitGrabber first.
Once the Update Manager is up make sure that there is a directory set if not click on the Auto find PG Directory Button and it will do it automatically. If there is already one selected then you can click on the “Get Latest Version” Button and it will start the Download of the Updates. On the right hand side of the window you will see “Files To Be Downloaded”. You will see a GREEN smile face next to each file when it’s done downloading them. Once all the files are done Downloading and you can just close the window with the X at the right hand top side.
To manually set PG Directory: Click on the Button “Manually set PG Directory” and it will bring up a small window, browse to ProfitGrabber folder. You will want to click on the plus sign next to My Computer, then the plus sign next to your Local Disk C, then the plus sign next to Program Files, and then click once on the file named ProfitGrabberPro and it will highlight it. Then you can click on OK. It will put the C:\Program Files\ProfitGrabberPro\ in the Directory section.
- 33. How do I backup ProfitGrabber?
- ProfitGrabber has a built in function in the Update Manager. You can access the Update Manager from ProfitGrabber by going to Help and selecting Check For Updates. When the Update Manager launches, select the AutoFind PG Directory, and then choose “Back Up Database” from the Database and Profile Manager in the top menu. You may save this data wherever you want to your computer or an external drive.
- 34. How do you change the personal information in PG?
- In order to change your personal information, simply click on File -User Information, and the user information form window will pop up. You can change anything on this page and click Save and Close.
- 35. How do I get a list to Import in ProfitGrabber?
- There are many different sources for your lists. The kind of a list that you will need depends on your investing strategy. Some of the obvious lists are: Expired Listings list that you get from your friendly agent; Foreclosure List that you get by subscribing to a local foreclosure list provider or from a title company for free; Apartment Owners List that you get from a property data provider for the area of interest; Bankruptcy List, Saturation List, etc.
It is important that you get your list in a database format, not as .pdf. The best formats are .csv or .txt., so ask for that when buying or getting the list.
- 36. What is in fact needed when importing?
- The contact list you will be importing should have: First Name, Last Name, Site address, Site City, Site State, Site Zip or Mailing Address, Mailing City, Mailing State, Mailing Zip, Square Footage, Lot Size. Most of the other info can be pulled off the Property Profile Search by either running a Property Profile Search or a Comps Search and then double clicking on one of the houses to see that Property Profile for that address you’re clicking on.
Important – it is advised to import only the necessary information (contact info, names and addresses). Importing unnecessary data will just overload and slow down your ProfitGrabber and your computer.
- 37. Do I import EVERYTHING from my list?

- 38. Who are the skip tracing services?
- There are many different skip tracing services. Some are www.MerlinData.com, www.FindTheSeller.com and www.Accurint.com.
- 39. How fast will ProfitGrabber update the contact information after editing it?
- It immediately updates the edited information.
- 40. Where can I find the MLS number in the Contact Info tab?
- You will have to go into the Contact View and then click on the Imported Info Tab. Once you’re at Imported Info Tab, click on the Listing Info Tab button and it will be on this page under Listing MLS Number.
- 41. How do you set up the integration of the affiliate websites and the PG?
- It is very simple. Start by opening PG, click on Property Data, click on My Account, and click on Integrations Button, click on Integrate All American / Any Credit Button. Put in your password and user name. Click submit where it says All American Housing website and ProfitGrabber and integration will be completed.
Remember, this is an extra feature that is not included in the ProfitGrabber Pro package. You can inquire about it by applying to Marko’s Exclusive Membership. There is a cost associated with it and you can learn more by referring to a question listed above that describes this Exclusive Membership.
- 42. Where does the data from the answering service and All American Affiliation go?
- The ProfitGrabber will create a special group called Auto-forms group. All the leads will be saved under that group AND under another group called “Leads not processed yet”.
The “Leads not processed yet” is a STATUS group, so you will process your contacts by going to that group first, daily when you start working on your leads.
- 43. What is the purpose of STATUS groups?
- The status groups are used to manage your WORKFLOW. The new leads are stored in the “Leads not processed yet” group. As soon as you process a lead (review them or call them) you will transition that lead into one of the other groups: for example if you working on that lead and having a follow up campaign scheduled to it, you will put it into “Deals in Progress” group; if you decided that the lead is worthless you will assign it to “Dead Leads” group. Once you have a contract pending on a lead, you will assign it to “Pending” group.
To easily process the workflow, use the Group Membership tab in your Contact View. It takes a single click to move a contact through the Status groups.
- 44. Can I add more questions for my Answering Service to ask?
- All the various questions are listed during the integration. You may eliminate some questions but you cannot add questions.
It is important for you to not even use all of the questions that are available – remember, you are not expecting your answering service operator to close your deals. Excessive questions will increase the time your answering service operator spends on the phone with your sellers, which will drastically INCREASE YOUR COST. You want to keep your answering service bill reasonable, and use your funds for marketing!
